Key Responsibilities & Daily Duties

As the onsite Caretaker, your role will be varied and hands-on. You will be responsible for:

• General Maintenance & Repairs: Conducting routine inspections of the building's common areas, including lobbies, corridors, stairwells, and external grounds. Performing minor repairs (e.g., changing light bulbs, fixing leaky taps, patching plaster) and reporting major issues to management and contractors.
• Cleaning & Janitorial Oversight: Ensuring all communal areas are kept to a high standard of cleanliness. This may involve direct cleaning, managing waste and recycling collections, and liaising with or supervising external cleaning contractors to ensure specifications are met.
• Security & Access Control: Monitoring building security, managing key systems for residents and contractors, ensuring all access points are secure, and responding to alarm activations. Acting as a visible and approachable security presence.
• Health & Safety Compliance: Conducting regular safety checks (fire doors, extinguishers, emergency lighting), ensuring walkways are clear of hazards, and maintaining accurate logs. Playing a key role in implementing the building's fire safety and emergency procedures.
• Resident Liaison & Customer Service: Being the first point of contact for resident enquiries and complaints in a professional and helpful manner. Logging all requests and ensuring they are followed up promptly. Distributing post and managing parcel storage.
• Contractor Management: Granting access to and monitoring authorised contractors (plumbers, electricians, decorators), ensuring they work safely and to standard, and completing site inductions where necessary.
• Grounds & Exterior Maintenance: Basic upkeep of any external areas, such as sweeping pathways, reporting issues with external lighting, and monitoring for any damage or required repairs to the building fabric.

What We're Looking For (Person Specification)

To be successful in this Caretaker position in London W2, you will ideally possess the following:

• Proven Experience: Previous experience in a similar caretaker, concierge, janitor, or building maintenance role is essential. Experience within a residential apartment block is a significant advantage.
• Practical Skills: A good level of DIY competency for minor repairs across plumbing, electrical (basic), carpentry, and decorating. Ability to use hand and power tools safely.
• Safety Consciousness: A strong understanding of, and commitment to, health and safety regulations within a residential building. Knowledge of fire safety procedures is crucial.
